Roof repair and replacement

Tell us what is happening up top — a drip in the ceiling, missing shingles after a storm, or a roof that is simply at the end of its life — and we will help you work out whether it is a repair or a replacement conversation.

Two-story house with a newly installed charcoal architectural shingle roof, chimney flashing and gutters

Overview

Roof problems rarely arrive at a convenient time. A stain spreading across a ceiling, granules collecting in the gutters, or shingles in the yard after a windstorm all raise the same question: can this be repaired, or is it time for a new roof?

The honest answer depends on the age and condition of the roof, how much of it is affected, and what is happening underneath the shingles. Our goal at the estimate stage is to look at those factors with you and explain the options plainly, rather than defaulting to the largest job.

Scope

What roofing can include

  • Leak investigation

Tracing where water is actually entering — flashing, valleys, vents, chimneys and skylights are common culprits — before recommending work.

  • Shingle and flashing repairs

Replacing damaged or missing shingles and resealing or replacing failed flashing on sections that are otherwise sound.

  • Full roof replacement

Tear-off, deck inspection, underlayment, new roofing and ventilation details for roofs that have reached the end of their service life.

  • Gutters and roof-edge details

Drip edge, gutters and downspouts that move water away from the roof edge and foundation as part of a roofing project.

  • Low-slope sections

Porch roofs, dormers and additions with low-slope areas that need a different roofing approach than the main roof.

Permits and licensed-trade requirements depend on your project and municipality and are confirmed in each written scope.

Before you reach out

Questions worth thinking about

  • Is water coming in now, or are you planning ahead?
  • Roughly how old is the current roof, and has it been replaced before?
  • Is the damage in one area or spread across the roof?
  • Are you dealing with an insurance claim? (We can talk through what documentation helps.)

Not sure about some of these? That is fine — we can work through them together.

Cost factors

What affects the price

Every property is different, so we do not publish set prices. These are the factors that move the number most.

Repair vs. replacement
A localized repair and a full tear-off are completely different scopes of work.
Roof size and pitch
Larger and steeper roofs take more material, safety setup and labor.
Layers and deck condition
Removing multiple old layers or replacing soft decking adds work that is often only confirmed once the roof is opened.
Penetrations and details
Chimneys, skylights, valleys, dormers and vents each require careful flashing.
Materials
Shingle line, underlayment, ventilation and edge-metal choices all affect the final number.

Process

How a project moves forward

  1. Step 1

    Tell us about the project

Use the form to share the service, location and what you want to change. Photos help but are optional.

  2. Step 2

    Initial conversation

We review your request and follow up to ask questions and confirm whether the project is a good fit.

  3. Step 3

    Site visit when needed

Most projects need an in-person look before a firm scope can be written. Visits are scheduled by mutual confirmation.

  4. Step 4

    Written scope and estimate

You receive a written description of the proposed work and price for review. Nothing is binding until a contract is signed.

  5. Step 5

    Scheduling and the work

Start dates, permits and selections are confirmed in writing before work begins.

  6. Step 6

    Final walkthrough

We walk the finished work with you and address punch-list items.

For active leaks we prioritize understanding where the water is entering. Temporary protection, repair or replacement options are discussed once the roof has been seen.

This is our proposed process. Timing, visits and terms are confirmed for each project in writing.

FAQ

Roofing questions

How do I know if I need a repair or a full replacement?

Age, the extent of the damage and the condition of the decking all matter. A roof that is relatively young with damage in one area is often a repair candidate; widespread wear, curling or repeated leaks point toward replacement. We will explain what we see and why.

Do roofing projects need a permit in New Jersey?

Requirements depend on the scope and your municipality. Whether a permit is needed — and who pulls it — is confirmed for your specific project before work is scheduled.

Can you work with my insurance claim?

We can document what we observe and provide a written scope for your claim. Coverage decisions are made by your insurer, so we do not promise any claim outcome.

What should I do while I wait for an estimate on a leak?

Move belongings away from the drip, catch water where it lands and take photos of the ceiling and any exterior damage you can see safely from the ground. Please do not climb onto the roof yourself.
